PUBLIC NOTICE OF A REQUEST FOR SEALED BIDS FOR THE PURCHASE OF THE FORMER MAPLETON UNION ELEMENTARY SCHOOL BUILDING AND RELATED LANDS FROM THE MOUNT UNION AREA SCHOOL DISTRICT
NOTICE is given by the MOUNT UNION AREA SCHOOL DISTRICT, that it hereby solicits “sealed bids” to purchase the former Mapleton Union Elementary School Building and the lands on which it is situated and related lands, as hereinafter noted, owned by the Mount Union Area School District and determined to be unused and unnecessary lands, all pursuant to section 707(2), as amended [24 P.S. Section 7-707(2), of the Public School Code of 1949, Act of March 10, 1949, P.L. 30, Article VII, as amended, and pursuant to the Terms and Conditions of Sale as hereinafter set forth:
Real Estate: All those certain parcels of land, together with the former Mapleton Union Elementary School building and improvements thereon and related lands, situated in the Township of Union, Huntingdon County, Pennsylvania. For title see that deed recorded in the Office of the Recorder of Deeds of Huntingdon County, Pennsylvania, Courthouse, Huntingdon, Pennsylvania, at Huntingdon County Record Book 208, page 185; referred to as Tax Parcel No. 50-06-03, which as set forth in the Deed indicates an area of approximately 7.5 acres, more or less. Said premises are subject to easements, conveyances and encumbrances of record. Note: A survey has not been obtained by the Mount Union Area School District in relation to these premises. It is the intent of the Mount Union Area School District to convey its interests in the aforesaid premises, together with the former Mapleton Union Elementary School building and improvements thereon and related lands owned by it, upon the award thereof to a successful bidder.
The following terms and conditions of sale shall apply:
1. All sealed bids shall be delivered to the Office of the Superintendent of the Mount Union Area School District, 603 North Industrial Drive, Mount Union PA, 17066, by 1:00 p.m., prevailing time, on Monday December 15, 2025, at which time and place all sealed bids will be opened. The date by which submission of sealed bids must be made, as aforesaid, shall be duly noted in the Notice given of the Request for Sealed Bids in accord with §707(2) [24 P.S.§7-707(2)] of the Public School Code, as amended. The successful bid will be awarded, or all bids will be rejected, at a date no later than the second regular (“voting”) meeting of the Board of School Directors held thereafter; and
2. Although not required for a bid to be considered, Bid Forms may be obtained by contacting the Superintendent of the Mount Union Area School District, 603 North Industrial Drive, Mount Union PA, 17066 — Telephone No. (814) 542-8631.
3. All sealed bids must be accompanied by a down payment or deposit in the form of a bidder’s certified check, bank treasurer’s check, bank money order, or a cashier’s check , drawn on a bank authorized to do business within the Commonwealth of Pennsylvania in an amount of no less than $50,000.00 and made payable to “Mount Union Area School District”. The successful bidder’s down payment or deposit, aforesaid, and the proceeds thereof shall be retained by the School District as liquidated damages should the successful bidder fail to make settlement on the transaction within the time hereinafter specified. All checks of unsuccessful bidders shall be returned by U.S. First Class Mail, posted within seven (7) business days after the awarding of the bid to the successful bidder by the Board of School Directors in public meeting duly assembled or after the rejection of all bids by the Board of School Directors, as applicable; and
4. The intent is to sell the entire tract and the buildings as one sale of land. Accordingly, bidders must make one bid for the tract of land and the building(s) or, in other words, all lands and building(s) at this location; and
5. Settlement shall be held within forty-five (45) days after a successful bid has been awarded by the Board of School Directors, time being of the essence. Notwithstanding the foregoing, the period during which settlement must occur may be extended upon agreement between the successful bidder and the Board of School Directors; and
6. All state and local realty transfer taxes imposed upon the transaction shall be paid by the successful bidder; and
7. The said building and lands are being sold in an “AS IS” condition; and
8. Conveyance shall be by Deed without warranty; and
9. The Board of School Directors, in their discretion, reserves the right to reject any and all bids; and
10. Interested bidders are advised to investigate all applicable portions of any relevant Union Township Ordinances and other local, state and federal codes, regulations and laws which may be applicable, specifically including but not limited to any subdivision, land development and zoning ordinances, if applicable; and
11. Any interested party may inspect the building(s) and lands by appointment by contacting the Superintendent of the Mount Union Area School District, 603 North Industrial Drive, Mount Union PA, 17066 — Telephone No. (814) 542-8631, Monday through Friday between the hours of 7:00 a.m. and 3:00p.m.; and
12. This solicitation for “sealed bids” for sale of the aforesaid real estate, including any building or buildings thereon, by the Mount Union School District, is as provided and authorized by §707(2) [24 P.S.§7-707(2)] of the Public School Code of 1949, Act of March 10, 1949, P.L. 30, Article VII, as amended.
